I am not a lawyer, and certainly not eine rechtsanwalt, but it is a universal principle of contract law that a contract formed for a criminal actions / with criminal intent (actus reus / mens rea) is invalid, ab initio.

You may want to examine how this affects your statement.

You might want to check german law on this.  And indeed, as long as
the criminal doesn't make too much noise or dirt with this and doesn't
annoy the neighbours, it will be *quite* difficult to terminate the
contract on short notice.
